Hi Mark
 
As you know, we have had our house on the market for quite a long time.  In fact, you are the 4th Agent that we have used to try and sell our house.   We paid quite a lot in advertising to the other agents and primarily, I think they were advertising themselves to a large extent, particularly one agent.
 
When we enlisted your help and you said you were not going to advertise, except on the internet, you weren't going to erect a sign out the front nor would you do Open House, we were very pleasantly surprised.  You had sold the house next door to ours about 3 years ago within the first week of it being listed and so we hoped that we might be equally lucky, although we thought it unlikely due to the previous agent's lack of success.
 
Your approach to the whole selling experience was different to the previous agent's.  You were not just selling the house, you were selling the whole area.  I can now understand why you do NOT do Open House.  It is impossible to spend time with the prospective buyer and sell the entire benefits of the house, along with the location etc when you are not one on one with the buyer.  Other agents were just interested in the numbers they got through the house, whereas you were more interested in who you got through and how you communicated with them.
 
We thought the way you presented our house on the internet was excellent and we feel sure that buyers were attracted because of that. 
 
We were most impressed with the time you spent with the person who did buy our house.  I think you spent about 1 1/2 hours initially, showing them the whole area, the schools, village (having a coffee with them), access to railway etc.  And then the bonus, you sold our house within the first week of it being listed.  Very impressive indeed.
 
Thank you for all that you have done to achieve the exact price that we wanted which was well above anything the other agents had come close to.  Please feel free to use all or part of this as a testimonial if you wish.  We will certainly be recommending you to anyone we know who plans to sell their house.

Testimonial for Mark Allan

We have known Mark Allan for many years and during that period of time Mark has sold all our properties.

As a result of our confidence in him, we have referred him to many of our friends to sell their properties. All of us agree that Mark is one of the most professional and ethical people we have ever dealt with. He always represents the sellers interests, and so always gets the top market price.

A recent example of this was when one of our neighbours, who owned the town house next to us, sold their property at a low price due to special circumstances, and set an unrealistically low expectation on the value of our own town house. Every one knew what that town house sold for and were very keen to buy ours at the same price. It would have been very easy for Mark to have capitulated, and convinced us to lower our price. However he knew the market value, and through his knowledge and skills, finally achieved the right price.

Dear Mark

I called Mark G Allan in June 2003 and asked “why can’t I sell my lower north shore waterfront house for a realistic price after 6 months with a local agent and $24,000 spent on marketing”. This turned out to be one of the most important questions I had asked in many years.

The house had been placed on the market with one of the local leading franchised real estate agent. I had a very good idea of what the house was worth. Within 4 weeks of the house going on the market and over 60 couples going through, I came under pressure to lower the price by 20% from the agents initial estimate, after 6 months I decided it was enough and a new approach was needed.

I was skeptical about using an independent agent with no set area. Instantly I was impressed by Mark’s professionalism, the research he had done on the property, surrounding area and his fresh approach to the marketing of the property, he did not see the need to spend a lot of money again, he used small ads in the Saturday paper and the internet.

He did not set a price, he called for expressions of interest around a price and within a week I had received an offer significantly higher than the highest received in the previous 6 months. I was not pressured to accept the first offer within my price range, Mark explained his reasons for waiting and at the end of the 5 weeks I had an offer that met my expectations.

During the 5 weeks Mark was always available, kept me in constant touch with what was happening, and did not impose on my lifestyle.

As a consequence of my speedy sale a neighbouring property owner approached Mark and he achieved a sale for them within a few weeks of listing.
